Center Parcs sells one idea, a car-free forest village with a heated pool in the middle, and then asks you to choose between a dozen ways of sleeping in it. The forest, the lake and the Subtropical Swimming Paradise come with every booking. What changes with the lodge is the space, the bathroom, the hour you can get in and the price.

This guide covers seven bookable stays, from the standard Woodland Lodge to the three Waterside Lodges at Elveden, plus one we would not pay for. The short advice: most families should book a Woodland or Forest Lodge, read the floor plan for the specific lodge before paying, and decide about Flex Your Stay at the same time, because the standard cancellation terms are harsh.

The picks, one by one

1Best overall

Woodland Lodges

The standard Center Parcs lodge, from one to six bedrooms, with everything a family needs and nothing it is paying extra to ignore.

The Woodland Lodge is the one most guests book and the one the rest of the range is measured against. It runs from one to six bedrooms, every bedroom sleeps two in a mix of doubles and twins, and the kit list is practical: dishwasher, four-ring hob and oven, cot and highchair, a safe and a brick-built barbecue stand on a private patio. Two-storey lodges get stair gates. Access is from 4pm, or 2pm if you pay for Early Arrival.

The weak spot is consistency. Center Parcs warns that layouts and features vary by village and that bed layouts cannot be changed, and the low-rated reviews bear it out: one family of eight described a dated lodge with a small kitchen and a bath with no separate shower cubicle. The bathroom is over-the-bath shower as standard, so check the floor plan for the exact lodge.

Yes, if

  • You want the forest and the pool, not a private spa
  • You are booking for a large family; six bedrooms sleep twelve

No, if

  • You need a walk-in shower
  • You want to be in the lodge before 4pm without paying extra

Woodland Premium Lodges

A Woodland Lodge with updated interiors and a few comforts added: blackout curtains in every bedroom, a vanity mirror and a flame-effect electric fire.

Woodland Premium is what Center Parcs calls its refreshed Woodland Lodges, and the feature list explains the difference precisely. You get the same self-catering kit, cot, highchair, patio and barbecue stand, plus blackout curtains in every bedroom, a vanity mirror and a flame-effect electric fire, in two, three and four-bedroom versions. Blackout curtains alone may justify it for anyone with a toddler in June.

Two cautions. The bathroom is still listed as an over-the-bath shower, so this is a nicer room rather than a bigger one. And the refurbishment programme behind these lodges is a recurring complaint in recent one-star reviews: guests staying beside lodges being rebuilt describe demolition noise from early morning and compensation of a voucher. Ask whether work is planned near your lodge.

Yes, if

  • You have young children who wake with the light
  • You want a newer interior without paying for a hot tub

No, if

  • You expected en-suites or a separate shower

Forest Lodges

The step up that changes daily life most: en-suites, a hydrobath, TVs in the bedrooms and a sauna in the three-bedroom versions.

If you are going to spend more, this is where it does the most good. Forest Lodges run from one to four bedrooms, sleep up to eight, and add en-suites, a hydrobath, a TV in every bedroom and a wine cooler to the usual kitchen. The three-bedroom lodges have a sauna, some also a hot tub, and most four-bedroom lodges a games room. You get in at 3pm, an hour earlier than a Woodland Lodge, or 1pm with paid Early Arrival.

Read the listing closely, because ‘some include a hot tub’ means some do not. And do not assume that paying for an earlier start buys a cleaner lodge: one recent reviewer at Longleat who paid £60 for Early Access found food left on the table and dust on the bedside tables.

Yes, if

  • Your party includes grandparents or teenagers who want their own bathroom
  • You want a sauna without paying Treehouse prices

No, if

  • You need more than eight beds
  • A hot tub is the whole point; only some have one
4Best for celebrations

Treehouses

Four en-suite bedrooms up in the trees, with a hot tub, sauna, games room and parking by the door: the most expensive way to stay, and the most memorable.

Center Parcs calls these its most luxurious accommodation, and the list supports it: four bedrooms, each en-suite, a private hot tub, a sauna, a games room, Sky TV, a gas barbecue, a wine cooler and a welcome gift. There is dedicated parking beside the Treehouse and access from 1pm, three hours before a Woodland Lodge. Every one of the five English villages has them, and there is an adapted version.

The guest quotes on the page are all delighted, which is what you would expect a brochure to print. The honest objection is proportion. You still share the same pool, the same paid activities and the same complaints process as everyone else, and the one-star reviews about lodges found dirty and compensation offered as small vouchers do not stop at the Treehouse door.

Yes, if

  • You are marking a big birthday or a family reunion
  • You want to arrive at lunchtime and park by the door

No, if

  • You will spend the days in the pool, not the hot tub
5Best for lake views

Waterside Lodges

Three detached, two-storey lodges on the lake at Elveden Forest, with a hot tub, log burner and balconies off two of the three bedrooms.

Location

Extras

There are only three Waterside Lodges, all at Elveden Forest in Suffolk, and they are the most distinctive thing Center Parcs UK sells. Each is a detached, two-storey lodge with three bedrooms (two with balconies), en-suites, a hydrobath, a hot tub, a log burner, a gas barbecue on the decking and a 65-inch TV. They sleep six, with dedicated parking and access from 2pm.

The scarcity is the first problem: three lodges across a whole year means booking a long way ahead, and with the standard terms the deposit is gone the moment you pay. The second is in Center Parcs’ own booking terms, which warn that military aircraft fly over Elveden in particular and that manoeuvres can take place nearby. A lakeside view does not come with guaranteed quiet.

Yes, if

  • You want the lake from the bedroom
  • Your group is six or fewer and Elveden suits you

No, if

  • You want a different village
  • Low-flying aircraft would spoil it
6Best for dog owners

The details here are thought through. Dog-friendly lodges have wooden flooring throughout, scratch-resistant door protection, vertical door handles so a clever dog cannot let itself out, and a tether ring on the patio. Up to two dogs can come per lodge for an extra charge, and the page lists, village by village, which restaurants admit dogs inside and which only on the terrace.

The catch is in the booking terms. Dogs must be on a lead everywhere outside the lodge except the exercise areas, and are barred from most buildings, the pool included, so someone always stays behind. Bowls and beds are not provided. Numbers are limited, and you only see these lodges if you add the dogs when you search, which is easy to miss.

Yes, if

  • Kennels are not an option for your dog
  • Your children are old enough to take turns at the pool

No, if

  • Your break revolves around the Subtropical Swimming Paradise
7Best for couples

Hotels and Apartments

Apartments and hotel rooms for one to four people, centrally placed, so two people are not paying for a lodge full of empty beds.

Center Parcs prices per accommodation, not per person, which makes a two-bedroom lodge poor value for a couple. The apartments and hotel rooms fix that. They sleep one to four in one or two bedrooms, with an en-suite, a hydrobath, a safe and a patio or balcony, and access from 3pm. Hotel rooms exist only at Woburn and Whinfell; Sherwood and Whinfell have Forest Penthouses, and Longleat has the Pinewood and Redwood Apartments.

That variety is the weakness. Each village offers something different, the page shows a single example floor plan, and the feature list does not mention the dishwasher or full kitchen that every lodge has. If you plan to cook, check the specific listing before you book.

Yes, if

  • You are two adults, or two adults and a baby
  • You would rather walk to dinner than cook

No, if

  • You want a barbecue and a full kitchen

How to choose

1Count bathrooms, not just bedrooms

Every Center Parcs bedroom sleeps two, so bedrooms are easy to count. Bathrooms are where the lodges differ. Woodland and Woodland Premium Lodges have a family bathroom with an over-the-bath shower; Forest Lodges, Treehouses and Waterside Lodges have en-suites. With teenagers or grandparents in the party, that difference matters more than a hot tub. The floor plans are representative and bed layouts cannot be changed, so open the plan for the specific lodge.

2Check what time you can get in

Everyone can arrive on the village from 10am, but the lodge opens at different times. Woodland Lodges open at 4pm, Forest Lodges, hotels and apartments at 3pm, Exclusive and Waterside Lodges at 2pm and Treehouses at 1pm. Early Arrival, sold for Woodland and Forest accommodation, hotels and apartments, buys two hours. With small children in the car, that gap is the difference between a picnic and a meltdown.

3Decide on Flex Your Stay before you pay

Without Flex, the 30% deposit is non-refundable, changes cost £38 more than 70 days out and are refused after that, and cancelling within 27 days returns nothing. With Flex you can change dates free up to seven days before and cancel for a full refund up to 28 days before. Its price varies by village, date and lodge, it is charged per lodge, it is not refundable, and it can only be added within 14 days of booking.

4Pick the village for the lodge you want

Not every stay is everywhere. Waterside Lodges are only at Elveden, hotel rooms only at Woburn and Whinfell, and the 12-person six-bedroom Woodland Lodges at Whinfell, Sherwood, Elveden and Woburn but not Longleat. The single Woodland Explorer Lodge is at Sherwood and bookable only by phone. Search two villages at once to compare prices, since the same lodge can cost very different amounts on the same dates.

Center Parcs against the rest

Nobody else in Britain puts a car-free village, an indoor water park, a lake and several hundred acres of forest inside the same fence, and that is still the reason to go. Children can cycle to the shop without a parent running behind, the pool is included however often you use it, and arrival from 10am means a three-night weekend feels longer.

Rivals win on money and on flexibility. A self-catering cottage or a forest cabin elsewhere costs less and is quieter, and Haven is cheaper and noisier by the sea. Center Parcs prices move during the day with demand, nearly every activity is extra, and its Trustpilot rating was Poor when we checked, with recent one-star reviews about dirty lodges, refurbishment noise and compensation offered in small vouchers. The idea is excellent; the paperwork favours the house.

The ones we passed over

Exclusive Lodges

Four en-suite bedrooms for up to eight, with a hot tub, sauna, steam room and games room, and access from 2pm. It is well equipped, but it sits awkwardly between a Forest Lodge, which already has en-suites and a sauna in the three-bedroom version, and a Treehouse, which at least gives the children a story to tell. We would pick one or the other.

Quick questions

How much does a Center Parcs break cost?

It depends on the date, village and lodge, and the booking terms say prices fluctuate during the day with demand. When we checked in October 2026, the prices page advertised early bookings for 2027 from £439 and summer school holiday breaks from £979, per lodge rather than per person. Activities, bike hire and meals out are extra, so budget for a second bill.

Is the pool included at every lodge type?

Yes. Unlimited entry to the Subtropical Swimming Paradise comes with every break, along with the forest, the lake and beach and the adventure playgrounds. Bring your own pool towels or hire them; the towels in the lodge are for the lodge. Cot linen is not provided either, which catches out a lot of parents of babies.

Can I book a Center Parcs break for just two nights?

Usually not. Breaks run Friday to Monday (three nights), Monday to Friday (four nights) or seven nights from either day. The booking calendar does show two-night breaks, but only around Christmas and New Year, when the pattern changes. A seven-night stay starting on a Monday or a Friday is the other way to vary the length.

Which Center Parcs lodges have a hot tub?

Treehouses and Waterside Lodges come with one, and Exclusive Lodges list one among their key features; some three-bedroom Forest Lodges do and others do not. Woodland and Woodland Premium Lodges do not. If the hot tub matters, check the features of the specific lodge before you pay the deposit, because that deposit is non-refundable.

Alternatives worth a look

  • Haven is the cheaper, louder seaside version, with pools and evening shows instead of a forest.
  • Forest Holidays rents cabins with hot tubs in quieter woods, but there is no pool for a wet afternoon.
